Water Damage – A Home Buyer’s Nightmare

For prospective homebuyers, finding your dream home or condo can be tricky. There are many factors to consider; how many bedrooms, the square footage, the size of the kitchen, the yard, the neighborhood, the local school district, etc. In search of the “perfect home” one thing is often overlooked-potential water damage.

Sometimes, it can be years before this mold and/or water damage nightmare surfaces, long after any warranty on the house has expired. To prevent this from occurring, it may be appropriate to hire not just a home inspector, but also a water damage company to check the home out before buying.

When to get it checked:

If you’re not sure whether or not to have the home checked out by a water damage company, here are some signs to look for that may be an indicator of moisture, mold or water damage:

Brown spots on ceilings or walls. 

Look carefully during the home showing for any brown spots on the walls or ceilings. These spots are a strong indicator that there could be problems lying behind them. A spot or stain could mean that there is a constant run or drip of water down that wall or ceiling. Pay particular attention to places in the house where there are lots of pipes and lots of water running behind the walls; like the kitchen, bathrooms, laundry room, etc.

Sagged ceilings. 

A sagging ceiling is another sign that there could be water leakage somewhere inside. It may look fairly harmless at first, but eventually it could collapse the whole ceiling.

Floors that are warped.

A warped floor can often mean a high concentration of moisture in the part of the floor that has the warp. This should be looked at further to find the possible source of that moisture.

Moisture on carpets.

Wet carpets are one of the leading causes of mold. Feel all the carpets in the house and pay attention to any that may have moisture.

Holes in the attic. 

If you have access to the attic in the house, look it over for any holes. There is a good chance the hole was caused by water damage.

Cracks in stucco. 

Look closely at the stucco of the home and in the crawlspace (if there is one) for any cracks. Cracks in stucco are often caused by moisture due to water leakage, and the source of the leak needs to be identified.

If you find any of these signs or anything else that causes you to suspect water damage, the next step is to request that the home be inspected by a water damage company. Let the seller know that you have reason to believe there could be leaks in the house causing damage and that’s it’s in everyone’s best interests to identify any potential problem.
